Project Planning and Execution


The goal of the Armed Forces Welfare Organization (AFWO) is to offer housing units and alternative housing options to active duty and retired military officials, together with their dependents. Through partnerships with different builders and developers, AFWO makes housing more accessible for its members. AFWO doesn’t build any projects by itself.

New housing projects or schemes are planned and carried out by AFWO in two phases: (i) conducting demand surveys and (ii) project construction.
The Demand Survey is organized and carried out in the first phase as follows:

1. To determine the precise site where a new housing project or plan can be created, AFWO conducts demand surveys.

2. All relevant criteria are considered while performing a demand survey, such as the location, connectivity, proximity, legal status, cost, potential for appreciation, etc.

3. Reputable developers and builders in that area are found and shortlisted once it is determined that the members would receive a decent housing alternative at a fair price and that their interests would be protected.

4. After the builders and developers have been chosen, they are screened to verify information such as the ownership and status of the land, project approvals, clearances, and licenses from government agencies, the builder’s reputation and work history, etc. The best option is chosen after careful consideration and comparison, and members are informed of this.

5. Members can reserve a residence in the future project by completing an application and paying the required deposit.

The following foundation is used to build the project:

1. The builder builds the project in accordance with the requirements given to the buyers and the authorized designs. AFWO continuously monitors and inspects the work being done on the site to guarantee high-quality materials and timely project completion.

2. In addition to helping its members with any other issue that may come up during or after construction, AFWO helps its members with all the paperwork, such as signing the Builder Buyer Agreement (BBA) and applying for and receiving bank financing.

3. As stipulated in the BBA, members must finance the purchase of the dwelling unit in installments through bank loans or personal savings. All payments must be made via net banking, checks, or drafts.

4. After construction is finished to AFWO’s satisfaction, the builder receives the required certificates from civil and government agencies, and the owners are awarded possession of their dwelling units.

5. After that, AFWO works to support and aid the purchasers in establishing their own Residents’ Welfare Associations (RWAs).
